Job Title: M&E Mobile Engineer

Business Unit: Health and Wellbeing

Contract: Project Indigo

Based: Sheffield – Leeds – Manchester – Doncaster – Warrington

Reports to: Supervisor and Regional Facilities Manager

PURPOSE OF THE JOB

To support the Resident Engineer site structure across the region to ensure that the client shift pattern is provided to ensure the uptime of critical building systems and 1st line support for any FM services. Supporting the site team to carry out Planned Preventative Maintenance (PPM), reactive and breakdown works to all mechanical, electrical systems and fabric within the site. Engineers will be able to demonstrate relevant knowledge of building services systems including awareness of UPS, Generators, LV/HV, HVAC systems. Providing first line support as part of the team, engineers must also understand the demarcation between maintainable assets and client-maintained assets within specific environments.

MAIN DUTIES AND RESPONSIBILITIES

To deliver the following:

  • Ensure that routine PPM is carried out to all plant in accordance with Site task schedules and asset lists as per the PPM planner.
  • To operate a Permit to Work System in accordance with CBRE Quality, Health & Safety procedures and the sites requirements (or approved site system).
  • Ensure that reactive tasks throughout the building are completed and be proactive in highlighting areas where improvements can be made. These reactive calls to also include fabric related items.
  • Delivery of Self delivered PPMS, including L8, Emergency lightning and local site inspections
  • Provide 1st Line Support requirements to the site to include:- Management of FM high priority tasks (inclusive of Cleaning, Grounds, Pest Control & Operational Services) where required- Implement resolutions related to 1st Line Support task- Liaise with key site stakeholders on status of 1st Line Support activities- Work closely with duty management to ensure proper handover of tasks where required.

  • To operate as part of a call out rota to support the site business
  • Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
  • Ensure that suitable spares are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works.
  • Ensure that all relevant paperwork and CAFM updates are completed regarding PPM, reactive and breakdown works and that it is passed without delay to the contract administrator.
  • Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices at all times.
  • To develop a good working relationship with all members of CBRE staff, subcontractors and the site representatives.
  • Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.
  • Ensure the professional image of CBRE Managed Services is presented to the site at all times
  • Ensure up to date shift logs are kept at all times.
  • Ensure that all plant rooms under the responsibility of CBRE Managed services are locked at all times and are kept in a clean and tidy condition.
  • Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance.
  • To undertake lone working when and where required, subject to passing satisfactory training.
  • Ensure assigned tasks are actioned and completed as appropriate with the relevant CAFM system.
  • To ensure tasks as directed are completed with the appropriate H&S awareness/ implementation.
  • Ensure an awareness and compliance to the contractual KPI’s/SLA’s.
  • Ensure Computer Based Maintenance system, Maximo, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
  • Any other task as directed by the account management team.

  • Accountable to Supervisor and Regional Facilities Manager
  • The post holder does not have any directly reporting staff
  • This post carries no direct budgetary responsibility
  • SKILLS & QUALIFICATIONS

    Good all round knowledge of general building works, diagnostic and repair procedures, working knowledge of building services systems and maintenance schedules.

    PERSON SPECIFICATION

    Education A good basic education is essential, with good written and spoken

    English

    Basic Mathematics skills

    18th Edition C&G Electrical Qualification

    Training Formally trained in electrical/mechanical maintenance

    BMS Knowledge

    Recognised Health and Safety Qualification, such as IOSH

    Experience

    Essential – experience of maintaining all relevant mechanical and electrical equipment to clearly defined criteria.

    Good all-round knowledge of general building works, diagnostic and repair procedures

    Working knowledge of building services systems and maintenance schedules

    Desirable – Mechanical maintenance skills

    Aptitudes Good verbal communication skills

    Good written English skills

    Physically fit and able to carry tools and components by hand up to 20kg

    Able to ascend and descend vertical access equipment. Able to work at heights

    Must be willing to provide holiday and sickness cover at short notice and be flexible in their working patterns
