Our client is the world’s largest independent renewable energy company. They’re working to create a future where everyone has access to affordable, zero carbon energy. This includes decarbonising industry through green hydrogen.

As Property Manager, your main role purpose is to secure land rights for green hydrogen projects throughout the UK, though assisting with other areas of the business (wind/solar/battery storage) may be required from time to time. These agreements will typically be secured by way of an exclusivity agreement, followed by the negotiation of heads of terms for an option agreement for a lease and then coordinating solicitors to negotiate satisfactory option and lease documentation.

Communication and negotiation is key to this role, always ensuring landowners, their agents and legal representatives are kept up to date. You will be responsible for co-ordinating internal and external resources as required to secure the required agreements. The focus will be on securing land agreements on time, on the optimum commercial term, managing risk for the business, reducing whole life costs, and adding value to the projects.

Key Responsibilities

  • Secure negotiated property agreements
  • Negotiate appropriate terms which balance risk, quality and cost with the needs of the project.
  • Provide property advice to the Project teams.
  • Develop positive relationships with landowners, landowner’s solicitors and agents
  • Handle the property transaction process within the overall project programme.
  • Balance in-sourcing and out-sourcing of legal input to minimise costs.
  • Instruct and manage external solicitors and agents.
  • Prepare heads of terms and negotiate to reach agreement.
  • Using internal software to manage agreements to monitor payments, expiries and agreement obligations.
  • Maintain an awareness of market rates, trends and influencing factors.
  • Provide support for project transactions including management of property due diligence.
  • Ensure internal approvals are obtained for all property documents.

Qualifications and Required Skills

  • Experience in property negotiation, acquisition and development for sites in industrial areas
  • Knowledge and experience in the content and preparation of exclusivity, option and lease documentation in the UK & Ireland
  • Have a working knowledge of property law, processes and associated documentation
  • Excellent written and communication skills
  • Excellent IT skills, including Excel, Power Point, Word, etc
  • Excellent team worker with a flexible approach to work
  • Ability to work effectively in a busy environment as part of a team
  • Strong organisational skills
  • Happy to take the initiative
  • Confident in dealing with clients
  • Must have driving license and be able to travel to green hydrogen sites and external meetings
  • RICS qualification is a strong preference though not an absolute necessity
  • Must be qualified to degree level in estates management, environmental, engineering, technical, planning or science based subject with equivalent experience.
