Finance Manager (Property Sector)

Robert Half are super excited to be partnering with a growing SME, Create Real Estate, to recruit an experienced Finance Manager to join a small team of highly driven and entrepreneurial individuals. This role is perfect for someone with a start-up mentality – ideally with a passion or interest in working within the property development sector – who enjoys an all-encompassing and varied role!

Create is a purpose driven real estate investment and development company that focus on the adaptive reuse of under-invested in buildings to increase economic and social value, as well as driving meaningful sustainability improvements through their investments. Being backed by a major European real estate private equity company and in their early stages of life, this poses massive opportunity for future growth and makes it an incredibly exciting time to join the business.

Current projects include: the re positioning of a highly prominent but dated office building in central Cardiff into a trail blazing grade-A office building packed with high end interior design, smart building technology and amenity; the conversion of a former Victorian warehouse in Bristol’s city centre to sophisticated loft-style office space; and the regeneration of landmark buildings in a Wiltshire market town to become a cool mixed-use neighbourhood for work, rest and play!

Based in Bristol’s Generator Building in the heart of Bristol City Centre, this role offers huge flexibility around working from home as they want their employees to feel empowered to work where they feel most productive, whilst still creating a supportive and inclusive culture through meet ups in the office.

The Role

Due to the size, nature and stage of the business, this is an outstanding development opportunity as you will have full visibility of the entire business; leadership team; private equity partners; as well as a mix of non-BAU duties that will certainly add/broaden your current skillset.

You will be responsible for:

  • Day-to-day management of the joint venture Property Companies
  • Bookkeeping, payment processing, record keeping
  • Review and processing of monthly property management agent reports (rent and service charge account)
  • VAT returns
  • Year-end prep (for submission to external accountants) and review of CT returns
  • Quarterly reporting to equity partners (Management accounts, NAV, NOI)
  • Management of Loan schedules for debt and equity; loan documentation admin
  • Project appraisal cashflow modelling (both investment appraisal and mid project biz plan variations)
  • Support in the sourcing of debt finance
  • Equity and Debt utilisation requests and monitoring of loan covenants
  • Cashflow management, cashflow forecasting, cashflow variance to approved budget
  • Monitoring and calculation of Project metrics (Equity Multiple, IRR) and Promote structure
  • Project exit and entity dissolution
  • Tenancy schedule management; new lease approvals; aged debt reporting
  • New project/joint venture set-up support
  • Accounting for construction projects (WIP, capex/opex, CIS)
  • Possibility to take on wider joint venture work to include additional Property Companies as new projects come online

Your Profile

  • Qualified ACCA, ACA or CIMA
  • Competent on Excel
  • Ability to work autonomously and independently
  • Strong desire to work in a start-up/early-stage organisation
  • Can-do attitude with an openness to picking up a wide range of duties
  • Ideally previous experience working within the property sector, but not essential
